Terms & Conditions

These Terms & Conditions govern all bookings made for Roma Norte Apartment (the “Property”), a entire apartment located in Roma Norte, Mexico City, Mexico. By completing a reservation, you agree to the terms set out below. Please read them carefully before booking.
1. Booking & Payment
1.1 Reservation confirmation. A booking is confirmed only upon receipt of the full payment or deposit as specified at the time of reservation. You will receive a confirmation email containing your booking reference and check-in details.
1.2 Payment. All payments are processed in the currency displayed at checkout. Accepted payment methods will be communicated at booking. Any applicable taxes or fees are included in the quoted price unless stated otherwise.
1.3 Guest responsibility. The person making the reservation (the “Lead Guest”) is responsible for the accuracy of information provided and for ensuring all members of the party comply with these Terms.
1.4 Maximum occupancy. The Property accommodates a maximum of 4 guests. Exceeding this limit without prior written consent constitutes a breach of these Terms and may result in immediate termination of the stay without refund.
2. Check-in & Check-out
2.1 Check-in time. Check-in is available from 3:00 PM on your arrival date. Early check-in may be possible subject to availability and must be arranged in advance.
2.2 Check-out time. Check-out must be completed by 11:00 AM on your departure date. Late check-out may be subject to an additional charge.
2.3 Self check-in. The Property uses a keypad entry system. Access codes will be provided in your pre-arrival communication. You are responsible for keeping the access code confidential and for the security of the Property during your stay.
2.4 Access. The Property is located on the 3rd floor with no elevator. There is a wide staircase for access. Please ensure all members of your party are comfortable with this prior to booking.
3. Guest Responsibilities
3.1 Care of Property. Guests must treat the Property and its contents with reasonable care. You are liable for any damage caused during your stay beyond normal wear and tear. The Host reserves the right to charge for repairs or replacements.
3.2 House Rules. Guests agree to comply with the House Rules for the duration of their stay. These include, but are not limited to: no smoking, no pets, no parties or events, observing quiet hours (10:00 PM – 7:00 AM), and no commercial photography.
3.3 Neighbours and community. The Property is situated in a residential building. Guests must behave respectfully toward neighbours and comply with all building rules, including closing the building gate behind them at all times.
3.4 Security. Guests are responsible for ensuring the Property is securely locked when unoccupied, all windows are closed on departure, and all keys are returned at check-out.
3.5 Trash disposal. Trash collection operates via a daily truck service in the neighbourhood. Guests should wait for the truck's bell and hand refuse directly to the collectors. Do not leave bags in the stairwell or building common areas.
3.6 Violations. The Host reserves the right to terminate a stay immediately and without refund in the event of a material breach of these Terms or the House Rules.
4. Cancellation
Cancellations are governed by our separate Cancellation Policy, which forms part of these Terms. In summary:
- 14+ days before check-in: Full refund.
- 7–13 days before check-in: 50% refund.
- Less than 7 days before check-in: No refund.
All cancellation requests must be submitted in writing to ibrahim@ennafaa.com. The cancellation date is the date the written request is received.
5. Liability
5.1 Host liability. The Host will not be liable for any loss, damage, or injury sustained by guests or their property during the stay, except where such loss, damage, or injury results directly from the Host's negligence or wilful misconduct.
5.2 Personal belongings. The Host accepts no responsibility for loss or damage to personal belongings left at the Property.
5.3 Force majeure. The Host is not liable for failure to perform obligations under these Terms due to circumstances beyond reasonable control, including but not limited to natural disasters, government actions, utility failures, or other unforeseen events. In such cases, the Host will endeavour to offer an alternative date or a full refund.
5.4 Property description. The Host makes every effort to ensure the Property listing is accurate. Minor discrepancies do not constitute grounds for a refund. Material inaccuracies should be reported within 24 hours of check-in.
6. Privacy
6.1 Data collection. Guest information collected during the booking process (name, contact details, travel dates) is used solely to manage your reservation and communicate relevant information about your stay.
6.2 Security cameras. The building's common areas (entrance, stairwell) may be monitored by security cameras. There are no cameras inside the apartment.
6.3 Data sharing. We do not sell or share your personal information with third parties except as required to process payments or as required by law.
6.4 Communications. By making a booking, you consent to receiving booking confirmations and stay-related communications via email or messaging platforms.
7. Modifications
7.1 By the guest. Requests to modify a confirmed booking (change of dates, number of guests) are subject to availability and must be made in writing. Any price difference will be settled at the time of modification. A modification does not restart the cancellation window.
7.2 By the Host. In the unlikely event the Host must cancel or significantly modify a confirmed booking, guests will be notified as soon as possible and offered a full refund or, where feasible, an alternative arrangement.
7.3 These Terms. The Host reserves the right to update these Terms & Conditions at any time. Changes take effect immediately upon publication and do not affect bookings confirmed prior to the update.
8. Governing Law
These Terms are governed by and construed in accordance with the laws of Mexico. Any disputes arising from or in connection with a booking shall be subject to the exclusive jurisdiction of the courts of Mexico City.
